Start with what it is worth, not with a listing agreement.

Justus writes these himself instead of sending you an automated estimate, and attaches the comparable sales so you can check the reasoning. If the number says wait, he will tell you to wait.

Before you list anything

Most of this happens before a sign goes in the yard. You are not committing to anything by reading it, and you are not committing to anything by asking for the first step either.

  1. Start with the number

    A valuation written by hand with the comparable sales attached, so you can check the reasoning rather than take it on faith. If it says this is a bad time to sell, that is what it will say.

  2. Work out what is worth fixing

    Not every repair pays for itself. Running 500 doors means Justus has paid for a lot of turnovers, so he can tell you what buyers in Wichita actually price in and what you would be spending on for nothing.

  3. Set the asking price

    What you list at and the evidence behind it. Pricing ahead of the comparables to leave negotiating room is the most common reason a house sits, and sitting costs more than the gap you were protecting.

  4. Go to market

    Photographs, measurements and the detail filled in properly, then listed and syndicated. A listing that is thin on detail gets fewer showings, and you never find out which ones you missed.

  5. Showings and offers

    You hear what buyers said, not just how many came through. When an offer arrives, price is one term among several, and Justus will tell you which of the others are worth more to you than the number.

  6. Inspection and closing

    Which findings are worth renegotiating over and which are normal for the age of the house, then what you sign, what you pay, and what to check before you do.
